Lots to build your home in Akumal

Buying land and being able to build on it are not the same thing. At Joy Tree every lot comes serviced and with building regulations that state up front what you may build: how many levels, what height and how many square meters. That part is not left for later.

What you can build on your lot

Each lot has its own building regulations, covering levels, maximum height and permitted square meters. It is not an arbitrary restriction: it is what keeps the whole coherent and protects the value of what your neighbour built, and of what you build.

Reserve I single-family lots range from 272 to 300 m². Premium lots reach 1,018 m², and multi-family lots, from 2,940 to 4,603 m², are meant for developers rather than for someone raising a single house.

The building system: Kineki

Joy Tree is the first community built entirely with Kineki, the system from the studio founded by architect Julio Amezcua. It holds IMPI patent No. 66807 and works on a grid of 3.60 × 3.60 × 3.60 m cubes assembled dry, with metal cross-joints and no wet trades.

What that means in practice:

  • FSC-certified pine, from responsibly managed plantations, with every piece traceable to its origin.
  • No mixer, no rubble and no heavy machinery. Pieces arrive cut to size, so the ground is barely touched and the lot keeps its vegetation.
  • Scale to suit you. A Kineki home reaches 216 m² over two levels, and you can start with a core and add modules as your needs change.
  • 90 days to make a 52 m² house habitable: the workshop fabricates while the site is prepared.

You are not required to build the day you sign. The lot is yours and the project goes up when you decide.

What services the lot comes with

Lots are delivered serviced, inside a community with controlled access and with the project's amenities coming into operation as each phase advances. The interactive Master Plan shows where each lot sits in relation to services, walkways and common areas.

Joy Tree holds an approved Federal EIA, State EIA and Master Plan. Ownership, permit and executive project documentation can be reviewed at the sales offices with a Joy Tree Guide.

Frequently asked questions

Can I build with my own architect?

The project's building system is Kineki and the whole community was conceived in that language. The scope of what can be adapted in each case is reviewed with a Joy Tree Guide, together with the building regulations of the lot you are interested in.

Is there a deadline to start building?

Building deadlines and obligations are those set out in the purchase agreement and in the development's regulations. It is worth reviewing them with your Guide before signing, as they vary by phase and lot type.

Does timber hold up in the Caribbean climate?

The timber is preserved by pressure impregnation, so the treatment sits inside the fibre rather than on the surface. The facade is finished with Shou Sugi Ban, the Japanese charring technique that seals the surface against water, fungi and insects. The modules are also raised on supports and ventilate underneath, unlike a wall that draws moisture from the ground.

What is the smallest lot available to build on?

Reserve I single-family lots start at 272 m². The exact size of each one, with its number and availability, is shown on the interactive Master Plan.
