Land with title deeds in Akumal
If this is what brought you here, you probably know why: land in the Riviera Maya has been sold without title, under poorly regularized ejido status, or with permits that never existed. This page sets out what Joy Tree holds, where it can be reviewed and what you should demand of any development — including this one.
- Lot title deed
- Before a notary
- Approved
- Federal EIA
- Approved
- State EIA
- Approved
- Master Plan
What the development has approved
Joy Tree holds an approved Federal EIA, State EIA and Master Plan. Ownership, permit and executive project documentation can be reviewed at the sales offices with a Joy Tree Guide.
The purchase is formalized before a notary and the lot is deeded in the buyer's name. It is not an open-ended promise to sell nor an assignment of rights: it is a deed.
What you should ask for, here and anywhere
This is the short list worth demanding before leaving a single peso with any development in the area:
- Proof of ownership of the property in the seller's name.
- Environmental Impact Statement, federal and state, approved.
- Master Plan authorized by the municipal authority.
- Permits and the executive project.
- The full contract, read before signing day rather than on it.
At Joy Tree that documentation can be reviewed, upon prior expression of interest, with a Joy Tree Guide at the Studio Playa by TAO México sales office in Playa del Carmen, or at the TAO México corporate offices in Mexico City.
Who is selling
It is developed by TAO México: 19 years of track record, more than 25 residential communities and over 2,500 properties delivered in the Riviera Maya, Puerto Vallarta and Los Cabos.
That is a verifiable fact, not a reference: the delivered developments have names, addresses and owners living in them. Sek Akumal, Naraina Akumal, TAO Náutico in Puerto Aventuras, Edena Tulum, TAO Blue Gardens in Puerto Vallarta and Monte Rocella in Los Cabos, among others.
What happens with the installment plan
If you choose to pay over time, the process is handled directly with the developer, with no intermediaries, up to 30 years. The definitive terms — including when the deed is issued under each plan — are those set out in the purchase agreement and, where applicable, in the corresponding payment instrument.
Ask it explicitly before signing: when the deed is issued, in whose name, and what happens if you stop paying. Three questions a serious seller answers without hedging.

Frequently asked questions
Will the land be deeded in my name?
Yes. The purchase is formalized before a notary and the lot is deeded in the buyer's name. Exactly when the deed is issued under the payment plan you choose is set out in the purchase agreement and reviewed with you before signing.
Is the land under ejido status?
Proof of ownership of the property forms part of the file that is reviewed with a Joy Tree Guide at the sales offices. That is the document that answers this question precisely, and it is worth reading rather than asking about over the phone.
Where can I review the permits?
At the Studio Playa by TAO México sales office in Playa del Carmen, or at the TAO México corporate offices at Calle Juan Salvador Agraz 50, floor 7, office 704, Cuajimalpa de Morelos, Mexico City. You may also write to info@taocorporation.com or call +52 55 3460 6174.
What title deed costs are there?
The lot price excludes notary, title deed and administrative costs, taxes and duties. Your Joy Tree Guide itemizes those costs before signing.
