Lots in a gated community in Akumal

The five connections
The amenities are not a loose list: they are grouped by what they make possible.
- Nature — cenotes, trail, stargazing lookout, hammock garden, water meditation garden and the private beach club.
- Inner life — library, coworking pavilion, art studio, meditation pavilion, temazcal, sauna and massage cabins.
- Movement — HYROX circuit, calisthenics park, yoga, pilates, tennis and pickleball courts, climbing wall and running and cycling circuits.
- Community — communal kitchen, open-air cinema, fire pit, market, café, restaurants, amphitheatre and plaza.
- Family — treehouse, family and children's pools, kids' club, playroom, sandpits and a dog park.
The "+59" counts repeats: there are two pools, for example. There are 56 distinct amenity types, and the site's catalogue lists them one by one.
What a serviced lot means
Lots are delivered with their utilities resolved, inside a community with controlled access. This is not land you have to bring infrastructure to: the infrastructure is there.
Each lot also has its building regulations — levels, maximum height, permitted square meters — which is what keeps the whole coherent and protects the value of what each owner builds.
What kind of community it is
Low density and standing jungle: much of the surroundings will remain protected. Everything is built with the Kineki system, in FSC-certified pine assembled dry, so the whole has a single architectural language instead of fourteen styles forced to coexist.
The project is by TAO México, which has developed more than 25 residential communities and delivered over 2,500 properties in the Riviera Maya, Puerto Vallarta and Los Cabos.

Frequently asked questions
Is there a maintenance fee?
A community with operating amenities has maintenance costs, and their amount and how they are calculated are set out in the development's regulations and in the contract. It is one of the questions worth asking your Joy Tree Guide explicitly before signing.
When will the amenities be ready?
The amenities belong to the project as a whole and are delivered in line with the development's phases and timelines. Their number, location and characteristics may be adjusted for technical, regulatory or project reasons. A Joy Tree Guide confirms the current status of each one.
Is access controlled 24 hours a day?
The community has controlled access. The operating and security arrangements form part of the development's regulations, which can be reviewed with a Joy Tree Guide.
Can I use the amenities before I have built?
Owners' use of the common areas is governed by the development's regulations, which are provided and reviewed before signing.
