Land near cenotes, surrounded by jungle

Beneath this ground runs one of the most extensive underground water systems on the planet. In Akumal that is not brochure copy: there are 33 cenotes in the surrounding area and the development itself has cenotes within its common areas.

The cenotes within the development

Joy Tree is not merely near cenotes: it has cenotes inside, as part of its common areas. Several of the nature-connection amenities are organized around them — the trail, the water meditation garden, the sauna at the water's edge.

They are not a cenote-shaped pool. They are the formation that was already there, and the project was drawn around it rather than over it.

What living surrounded by jungle means

The project is built with the Kineki system, assembled dry on point supports. No mixer, no rubble and no heavy machinery: the ground is barely touched, the vegetation is kept and the modules can be dismantled without leaving ruins.

In practice, for whoever lives there:

  • Real shade and a steadier temperature than on cleared land.
  • Low density. Much of the surroundings will remain protected.
  • Wildlife. The canopy is still standing, so what lived there still lives there.
  • Trails instead of pavements: the Camino de las Hadas, the Joy Tree walk, the stargazing lookout.

And five minutes away, the sea

The jungle is not isolated: the beaches of Xcacel, Akumal and Xpu-Há are five minutes away, and downtown Akumal six. Xcacel is also a protected sea turtle nesting area.

It is an uncommon combination along the corridor: low density and standing jungle, with the Caribbean around the corner.

Frequently asked questions

Can I swim in the development's cenotes?

The cenotes are part of the community's amenities, within the nature connection. Their use, schedule and rules are delivered as the development's phases advance and are reviewed with a Joy Tree Guide.

Is there a cenote inside my lot?

The project's cenotes are in the common areas, not inside private lots. The interactive Master Plan shows where each one is and which lots sit closest.

Can I build without clearing the lot?

That is precisely what the Kineki system allows: pieces arrive cut to size and are assembled dry on point supports, with no mass excavation. How much is preserved on each lot depends on its vegetation and on the project, and is reviewed case by case.

Exactly how many cenotes are nearby?

33 in the surrounding area, and the site's map locates them one by one with their distance from the project entrance.
