Land near the sea in Akumal

We will say it up front so as not to waste your time: Joy Tree is not beachfront. It is five minutes away, set in the jungle, and will have its own private beach club on the coast. If you are after a lot with your feet in the sand, this is not it. If you want to live surrounded by jungle and reach the Caribbean without planning for it, read on.

Which beaches are five minutes away

Three, and each one is different:

  • Xcacel. A protected sea turtle nesting area, with a living dune and no development on top of it. One of the last beaches in the Riviera Maya that still resembles what it was.
  • Akumal. The bay known for the turtles grazing on the seagrass, six minutes away along with the town and its services.
  • Xpu-Há. Wide sand and calm water, to the north.

The private beach club

Joy Tree will have Jungle Fish, its private beach club for the exclusive use of owners: kitchen and cocktails facing the sea, loungers and shade, and beach service.

That is the practical difference between having the sea nearby and having the sea available. Somewhere you reach without a reservation and without sharing it with whoever happened to be passing.

Why not being on the beach is a choice, not a shortcoming

Building on the dune carries a cost that does not show in the price: salt air, laden wind, constant maintenance and the environmental rules of the first coastal line. And in the Mexican Caribbean, sargassum on top of that.

Five minutes inland you live among jungle, with shade and a steadier temperature, and you go down to the beach when you feel like it. The sea is still yours; the upkeep is not.

Frequently asked questions

Are there beachfront lots at Joy Tree?

No. Joy Tree is five minutes from the beaches of Xcacel, Akumal and Xpu-Há, and will have a private beach club for owners on the coast. No lot in the development sits on the sand.

Do the lots have a sea view?

The development sits among the jungle, five minutes from the coast, so the lots look onto vegetation and the project's common areas. What there is instead is private access to the sea through the beach club.

How long does it really take to reach the beach?

From the project entrance, around 5 minutes by car to Xcacel and Akumal. Downtown Akumal, with the town and its services, is 6 minutes away.

Is the beach club operating?

The project's amenities are delivered in line with the development's phases and timelines. The current status of Jungle Fish is confirmed by a Joy Tree Guide, and it is a question worth asking before signing.
