Where Akumal sits within the Riviera Maya
Akumal lies between Playa del Carmen and Tulum, on Federal Highway 307, the artery that runs the length of the region. From Joy Tree:
- Puerto Aventuras and Playa del Carmen lie to the north.
- Tulum lies to the south, its airport 1 h 05 away.
- Cancún and its airport, 1 h 15 away.
- The sea, 5 minutes away: Xcacel, Akumal and Xpu-Há.
That is the difference between living inside the tourist bustle and living fifteen minutes from it.
What sets this stretch apart
Akumal keeps something much of the corridor has lost: low density, standing jungle and beaches that are still beaches rather than a row of sun loungers. The bay is known for its sea turtles, and Xcacel — five minutes away — is a protected nesting area.
Around the project there is a Hilton Conrad hotel, 33 cenotes in the surrounding area and the Grupo Xcaret parks. This is not an area waiting to be developed: it is a developed area where land is still available.

Joy Tree's Reserve I is in pre-sale, with single-family lots from 272 to 300 m² starting at $1,350,000 MXN, premium lots up to 1,018 m² and multi-family lots from 2,940 to 4,603 m². Reserves II, III and IV will open later.

Which part of the Riviera Maya is best?
It depends what for. Playa del Carmen has more services and more density; Tulum, more tourism and more distance from Cancún. Akumal sits in between, with direct access to Highway 307, 5 minutes from the sea and both airports a little over an hour away. What suits you is your call, and it is worth driving all three before signing.
Is there beachfront land for sale in the Riviera Maya?
Joy Tree is not a beachfront development: it is five minutes from the beaches of Xcacel, Akumal and Xpu-Há, and will have its own private beach club for owners, Jungle Fish. We say it plainly because "beachfront" is used very loosely in this area.
How much does land cost in the Riviera Maya?
It varies enormously with the municipality, the distance to the sea and the services available. At Joy Tree, in Akumal, single-family lots have a list price from $1,350,000 MXN. Premium and multi-family lots are quoted by the Commercial Department.
