Investment land in Akumal
Land does not generate a return on its own: the place it sits in and what happens around it do. This page promises no return — nobody honest can — but it does gather what can be verified about where Joy Tree is, what permits it holds and which point of the project you are entering at.

Why the phase matters as much as the land
Reserve I is the first phase released. Entering in the first phase means three concrete things, and none of them comes back:
- The lowest price the project will have. The launch price is today's; every new phase starts from a different one.
- Every location still open. Where you sit within the development — the frontage, how close to an amenity, which boundary — is chosen now, while everything is still there.
- The whole build ahead of you. Whatever is built after your purchase is built around your lot.
What is around it, verifiably
Akumal sits on the corridor between Cancún and Tulum, along Federal Highway 307. What surrounds the project is not a projection: it is already there.
- A Hilton Conrad hotel facing the project entrance.
- The beaches of Xcacel, Akumal and Xpu-Há, from 5 minutes away.
- 33 cenotes in the surrounding area.
- The Grupo Xcaret parks, which receive millions of visitors a year.
- Three airports: Tulum at 1 h 05, Cancún at 1 h 15, and Cozumel.
- The Maya Train, already operating in the region.
What backs the purchase
Joy Tree holds an approved Federal EIA, State EIA and Master Plan. Ownership, permit and executive project documentation can be reviewed at the sales offices with a Joy Tree Guide.
The purchase is formalized before a notary and the lot is deeded in the buyer's name. It is developed by TAO México: 19 years of track record, more than 25 residential communities and over 2,500 properties delivered in the Riviera Maya, Puerto Vallarta and Los Cabos.
If you want to pay over time, the process is handled directly with the developer, with no intermediaries and up to 30 years. What is added for paying in installments is an administrative cost, and the site's simulator shows you the monthly payment in pesos so you can compare without fine print.
What this page will not tell you
You will not find an annual appreciation percentage here, nor a projection of what your lot will be worth in five years. Any such figure is an estimate dressed up as a fact, and real estate is full of them.
What you can do is see the real inventory on the Master Plan, request the full documentation at the sales offices and compare it with what the area offers. That information does exist and is available to you.
Want the numbers for a specific lot?
Pick the lot on the Master Plan and the simulator builds your payment plan from its real price.
Frequently asked questions
How much will the land appreciate?
We do not give future appreciation figures: any reference to returns or future performance is an estimate only and is no guarantee of results. What we can document is the location, the approved permits, the phase you are entering at and what is already built around it.
Can I sell my lot before finishing paying for it?
The terms for assignment or early sale are those set out in the purchase agreement and, where applicable, in the installment instrument. It is worth reviewing them with a Joy Tree Guide before signing, as they vary with the plan you choose.
What happens if I never finish building?
The lot is deeded in your name upon purchase. Building obligations, their deadlines and their consequences are set out in the agreement and in the development's regulations, and are reviewed before signing.
Can foreigners buy?
Yes. TAO México has delivered more than 2,500 properties to families from Mexico, the United States, Canada and Europe. The mechanism that applies in each case — and the documentation it requires — is reviewed with a Joy Tree Guide.
