What makes one lot cost more than another
Price depends on size and on where the lot sits within the development. Reserve I single-family lots range from 272 to 300 m² and are the ones with a published price. Premium lots — 276 to 1,018 m² — and multi-family lots — 2,940 to 4,603 m² — are quoted directly by the Commercial Department, because the spread between them is too wide for a price list.
On the interactive Master Plan you can see the real size of each lot and request its quote.
What the price does NOT include
This is what tends to surface late elsewhere, so it goes here:
- Notary and title deed costs.
- Taxes, duties and administrative costs.
- Third-party or professional fees, if any.
- The construction. The price is for the lot; the house is separate.
There is also a KYC review, a real charge that appears itemized in your quote. The site's simulator includes it in the calculation.
The three ways to pay
You pick the one that fits your cash flow, not the other way round:
- Cash: 26% off the list price. The cheapest route and the only one with a launch price.
- 12 or 24 no-cost months: fixed payments, no added cost, and a further discount for a larger down payment — 10% with 40% down, 15% with 50%.
- Installment plan up to 30 years: 15% initial payment on signing, handled directly with the developer and with no intermediaries. What is added for paying over time is an administrative cost, and the simulator shows the monthly payment in pesos.
The deposit is what holds a lot for you. It is credited against your first payment and changes neither the price nor the total cost.
An honest warning about the figures
Everything on this page is informational. Prices are subject to availability and to change without notice, and the simulator produces a simulation, not a final quote. The terms that count are those in the purchase agreement, and they are reviewed with you before signing.
